Tenant-Landlord Relations Remain Tense

The strained relations between tenants and landlords continue due to rising living costs and increasing rents. While tenants complain about skyrocketing rental prices, landlords feel disadvantaged by the previously imposed 25% rent increase cap. Many landlords express frustration that they cannot evict long-term tenants or implement their desired rent hikes.

Adnan Yeşiltaş, President of the Istanbul Real Estate Brokers Association, stated in an interview with Show Haber that it typically takes around four years to evict a tenant. As a result, landlords are seeking ways to secure themselves.

Yeşiltaş highlighted the "annual rental" model as one of the methods landlords are now using. "Landlords who want to avoid negotiations over rent increases, lawsuits, or mediation processes are now looking for tenants willing to rent for one or two years. They include clauses in the rental agreements requiring tenants to vacate at the end of the lease term. This allows them to re-rent their properties at higher prices," Yeşiltaş explained.

When asked, "Who is willing to rent a property for just one year?" Yeşiltaş replied, "Public officials, newly assigned teachers, nurses, and students often have no other choice and accept these terms
