Tenants beware! If your landlord does this, you are entitled to compensation!

Landlords are able to come up with a variety of justifications for evicting tenants from the house. Landlords who use some legal loopholes can evict their tenants and rent the house to someone else at a higher price. However, in some cases, this may result in the landlord paying compensation to the tenant.
In Turkey, there are almost mind games between landlords and tenants. Some landlords are trying to justify evicting former tenants from the house. Landlords who use these rights given to them by the law evict their old tenants and find new tenants with higher rent in their place. But the law protects tenants just as much as it protects landlords. In some cases, tenants are entitled to compensation from these landlords.
REASON I NEED A HOUSE
One of the most common reasons landlords use is to tell the tenant to leave the house by telling them that they need the house. Legally, such a right is given to homeowners. If he, his parents or his children need a house, the tenant has to vacate the house. When the landlord knocks on the tenant's door with this demand, he is justified by law and the tenant cannot vacate the house.
GET OUT TO BE RENOVATED AT HOME!
One justification that landlords use in their favor is that there will be a large-scale renovation of the house and that the tenant will have to leave the house because of the renovation and will not be able to fully use the house. Legally, this justification is also quite reasonable. In the event of a thorough renovation, an unbearable situation may occur for the tenant. In this case, the law considers it right for the tenant to leave the house.
THE RIGHT TO COMPENSATION ARISES!
Landlords cannot rent the house to someone else if they evict tenants from the house due to need or renovation as a justifiable reason. The tenant cannot take the house out of the house and rent it out to someone else by saying that I don't need it. Likewise, even if a comprehensive renovation is made, they cannot rent the house to someone else until the first rental offer is made to the tenant who left the house. Moreover, if the tenant is removed from the house for these reasons, whether due to need or renovation, this house cannot be rented by someone else for 3 years. If it is rented, then the tenant can apply to the court and get compensation in the amount of 1 year's rent from the landlord.
